Selling your home is equal parts financial decision and personal milestone, and both deserve the same care. Every Boutique Realty Perth campaign is led by a senior agent who takes responsibility for the number on the contract and for how the whole experience feels along the way.

It begins with a proper appraisal: comparable sales, genuine buyer demand in your street, and a strategy shaped around your property and your timing. From there we look after presentation, photography, the campaign launch, home opens, buyer follow up and negotiation, and you hear from us the whole way through.

Selling Your Home

What you get

The work behind the result.

Pricing built on evidence

We price from comparable sales, current competition and live buyer demand, then walk you through exactly how we reached the number. You see the same evidence we do, so the price you take to market is one you understand and believe in.

Marketing your home deserves

Professional photography, videography and copywriting, then a campaign across realestate.com.au, Domain, REIWA and our own database with targeted social advertising behind it. The traditional touches still matter: neighbour letters, VIP invitations, brochures and door knocks.

Negotiation by senior hands

When offers come in, the senior agent you met at the appraisal is the one at the table. We qualify every buyer properly, keep you informed at each step and treat the last ten thousand dollars as seriously as the first, because it is yours.

Communication you never chase

Scheduled reports, honest buyer feedback and a direct line to your agent. You will always know what is happening and what we recommend next.

The marketing

Where your buyers actually see it.

Every campaign runs on three fronts, and your property gets all three.

Traditional

Direct mail and neighbour letters, coming soon and VIP invitations, door knocks, database SMS and email, brochures and print advertising, professional photography, copywriting and videography.

Digital

realestate.com.au, Domain, REIWA and our own website, plus organic and paid campaigns across Facebook, Instagram, LinkedIn and YouTube, targeted by suburb and by buyer profile.

Home opens

Twilight VIP viewings, 45 minute home opens with flags and directional signage, a call register so every attendee is followed up personally on the day, and our Experience Remarkable pack of candle and diffuser so your home shows at its best.

The steps

Getting to market.

1

Price

Current market conditions, recent local sales and the homes you will be competing with, turned into a price strategy you agree with.

2

Strategy

On market or off market, and whether private treaty, auction or an end date sale suits your property best.

3

Timing

The best time to bring your home to market, how the campaign is staged, and what works around your plans.

4

Costs

Maintenance, repairs and improvements, marketing and our fee, all set out in writing before anything is signed.

5

Fit

When it feels right on both sides we authorise the paperwork and get to work.

The success

The campaign.

1

Marketing

Traditional and digital marketing working together to generate genuine enquiry from the right buyers.

2

Home open

Every enquiry is vetted and qualified beforehand, so the people walking through your home are buyers worth having.

3

Offers

We write up every interested buyer through a proven process, so you have offers in writing rather than one verbal on the table.

4

Negotiate

Multiple written offers create real competition between buyers, and that competition is what lifts the final number.

5

Sell

You see every offer side by side and you decide which is right. Rewarding financially, and emotionally.

Common questions

What people ask us.

How much does it cost to sell my home with you?

Fees are agreed upfront and put in writing before you sign anything. We are happy to walk you through fee structure, marketing costs and what each line item buys at the appraisal, with no obligation.

How long will my sale take?

It depends on your suburb, price point and the season. At the appraisal we will show you current days-on-market evidence for homes like yours so your expectations are set by data, not optimism.

Should I sell by private treaty, auction or an end date sale?

Private treaty is the most common method in WA and the one most buyers are comfortable with: an asking price, then negotiation through us. An auction runs an intense four week campaign and gives three chances to sell, before the day, on the day or after it. An end date sale invites offers by a set date, usually over four to six weeks. We will recommend what the evidence supports for your property and explain why, and the decision stays yours.

Do I need to renovate before selling?

Usually not. Small presentation improvements often return more than major works. We will tell you honestly which jobs are worth doing and which are not.

Can I pay for presentation work out of the sale?

Yes. Ask us about pay your way. Furniture staging, gardening and landscaping, deep cleaning and painting can be arranged before your campaign and paid from your future settlement funds, so how your home presents is not limited by what you have on hand today.

Do I deal directly with a director?

Yes. Your campaign is led by a director-level agent from the appraisal through to settlement, and that is the person you deal with the whole way.
